BASIC INFORMATION REQUIRED FOR A WITHHOLDING TAX REFUND
Confirm Your Status, e.g. Nonresident Individual, Foreign Entity, or Other
We require verification that you are either a US nonresident individual or a foreign entity.
- If the property owner is a US nonresident individual, please advise if a US taxpayer identification number has been assigned.
- If the property owner is a foreign entity, please advise the type of entity; e.g. foreign corporation, foreign limited liability company, foreign trust, foreign estate, foreign partnership, or other.
- Please advise if a US taxpayer identification number has been assigned. If no taxpayer identification number has been assigned we will apply for one, at no extra cost, for purposes of obtaining the refund.
Documentation of purchase price of property plus the cost of capital improvements less depreciation or other reduction to basis taken. Please advise.
Capital Improvements to the Property.
Were there capital improvements to the property, e.g. , a roof, storm windows, furnace, or renovations to the property? If so, please provide documentation.
Proof of Withholding Tax Paid.
Please provide us with a copy of the closing HUD statement and the withholding tax coupon documenting the tax paid.
Completed and Signed Application.
Please insure the application has been signed and is completed.
OBTAINING THE REFUND.
We will compile and submit the information provided to the Internal Revenue Service. If a taxpayer identification number is required we will obtain it for you, at no extra cost. We will e-mail you a SS-4 form appointing an Attorney as a third party designee to obtain the number for you. After the information is submitted to the Internal Revenue Service and a refund is processed, the funds will be deposited into an Attorney-Client Trust Account. A fee of 33 1/3 % plus costs will be paid to Withholding Tax Refund Consultants,LLC. The balance of the refund, 66 2/3 % less costs will be paid within 30 days from receipt of the refund. There is no fee if there is no refund.
